In many cases, you can upgrade your bathroom more economically than you realize. If your bathroom is currently in reasonable condition, you would probably have to spend no more than a few hundred dollars for a decent upgrade. The return on the sale of your residence can mean several thousand, however, if it is done correctly.

The easiest and most economical way of refurbishment is a new coat of paint and replacement of rugs, towels and shower drapes. Add character to your bathroom by replacing the soap dishes, installing nice mirrors and placing colorful shrubs. You can achieve this for under $100 if you shop at the right places and plan the look sensible.

The next level of upgrading would involve replacement of your old fixtures with up-to-date new fittings. If you choose the right fittings, you can probably do this for an additional $200 or so even if you require the help of a plumber. You can also use a little elbow grease on cleaning and polishing your existing fittings so that they will appearance as good as new.

You should next consider the flooring. Since most bathrooms don’t involve too much square footage, you can install upgraded floors for another couple hundred dollars or less, depending on the size of the room. Bathroom floor covering involve a relatively small area so, depending on the size, refurbishing the floors will probably cost in another couple of hundred dollars. Even if you don’t find it on sale, a smaller bathroom can be transformed into a bathroom that will return several thousand at resale time, with modern and upgraded floors.

If you wish to replace the vanity or the tub surround, it could cost you a few hundred dollars. If your vanities are not too outdated, you can stain them or use a faux marbling method so that they will appearance like new. In the case of bath tubs, you have many choices ranging from refinishing to replacement but an upgraded tub will fetch more on the residence on resale, especially if your choice is a jetted, garden tub.

When you are refitting the bathroom, if money is a major constraint, use your judgment to make minor changes that can still make a bathroom look like new. You don’t have to spend over a thousand dollars if you plan carefully and are able to salvage the best parts of your bathroom. If it turns out that you need to spend more than $1000, your bathroom is in bad shape and the sale of your home will be affected unless you fix it.

The money you spend on bathroom and kitchen renovations is almost always fully recovered at the time of resale. The more you can squeeze into your resources, the greater your chances of selling your house will be. Attractive bathrooms and kitchens sell many houses, but ones that are in bad shape can cause a residence not to sell.

An intelligent cheap bathroom upgrade is much better than none at all. If you get carried away on the refit, it might make your home sell more quickly but don’t expect recoup your expenditure.
